Thailand Retirement Visa: Bank Account and Financial Evidence

Last checked 12 October 2026 · 3 min read · English

Understand retirement visa funds, income evidence, bank documentation and why bank-account approval must be checked separately.

Separate visa evidence from banking eligibility

Retirement applicants often focus on a THB 800,000 bank-balance route or THB 65,000 monthly-income route. Those figures appear in official Thai mission guidance for certain retirement applications, but the exact evidence varies by visa and extension stage. Opening a bank account is a separate compliance decision made by each financial institution.

An overseas visa application may differ from a Thai extension

For a visa issued by a mission abroad, evidence from a foreign bank or pension provider may be accepted according to that mission's checklist. For an in-country extension, Immigration may require funds in a Thai bank, minimum seasoning periods, and other route-specific conditions. Verify the current requirements before transferring large amounts.

What banks are likely to ask for

Expect identity verification, proof of immigration status, a residential address and information about why the account is needed. Bank policy, branch practice and account product restrictions affect outcomes. A retiree should not sign a property contract on the assumption that a bank account will open immediately upon arrival.

Document preparation

Keep complete bank statements, account-owner names, pension or passive-income evidence, exchange-rate records and any official letters required for the relevant route. Do not mix company funds and personal funds. Ask whether original documents, local certification or translations are needed.

Coordinating a Bangkok move

An appropriate condo lease can help provide a stable address, but it does not itself create banking or immigration eligibility. Build a realistic sequence for temporary housing, bank appointments, visa processing and longer-term rental arrangements, with contingency time for document requests.

Bank accounts: Eligible to apply does not guarantee approval. Account opening remains subject to KYC, identity verification, documentation and bank assessment.

Frequently asked questions

Will a DTV guarantee a bank account? No. Is the THB 800,000 rule the same for every retirement visa? No; confirm the route. Does buying a condo replace financial evidence for a retirement visa? Not automatically.
